This application seeks to rezone a 1.62 ha (4.01ac) property near the Denman village that is currently zoned Agriculture (A) to an appropriate zone that allows for the development of eight units of seniors affordable housing and recognises the existing (single dwelling) residential use. This application will require amendments to the Official Community Plan and Land Use Bylaw to allow for a future two lot subdivision and an increase of eight densities to one of those lots.
DE-RZ-2018.1 (Denman Housing Association)
This application proposes to amend the Denman Island Official Community Plan (OCP) and Land Use Bylaw (LUB) by reducing the development potential (permitted density) of a 28 hectare (69 acre) portion of the donor parcel (PID 009-704- 523, 6080 Woodham Road) from seven dwellings to a maximum of three dwellings; and increasing the permitted density of a 29 hectare (72 acre) receiver parcel (PID 006-657-290, Denman Road) from one dwelling to a maximum of twenty-five dwellings, twenty of which would be rent-controlled, affordable housing units owned and managed by the Denman Housing Association (DHA – the applicant).
