Land Use Bylaw and Official Community Plan Amendment Applications

GB-RZ-2023.1 (BC Ferries Terminal Development)

Location: Descanso Bay Ferry Terminal, PID: 025-798-090 and 025-798-103

This application proposes to amend both the Official Community Plan and Land Use Bylaw to enable future marine and upland improvements to the ferry terminal, which includes expansion into the Descanso Bay marine area for a widened vehicle holding area, improved sidewalk accessibility and safety, dedicated pick-up and drop-off areas, an updated parking area and a new waiting room/washroom building.

GB-RZ-2024-0091 (Mid Island Co-op)

Location: 793 Lockinvar Lane, PID: 002-623-463

Mid Island Consumer Services Cooperative (the Co-op) is applying  for amendments to both the Gabriola Official Community Plan (OCP) and Land Use Bylaw (LUB) to add ‘Propane Storage’ as a principal permitted use on the property located at 793 Lockinvar Lane. The application materials describe that increased demand and logistical constraints including unexpected ferry service disruptions, have resulted in the need for additional storage in order to provide  an adequate supply to Island customers – an additional weeks’ worth. The draft OCP and LUB bylaw amendments include adding the subject property to Development Permit Area 7 – The Village Centre, and creating a site-specific Village Commercial 4 (VCR) zone for the parcel.
