GB-RZ-2022.1: Land Use Bylaw and Official Community Plan Amendment

Location: 750 Tin Can Alley, Gabriola Island, Lot B, Plan VIP50373, Section 19, District 32 (PID 023-005-629).

This application proposes to rezone a 1 hectare (2.5 acre) lot, currently zoned Local Commercial 3 (LC3), to an appropriate site specific zone that allows for the development of a mix of commercial uses and two residential densities, one density being reserved for affordable rental housing.

GB-RZ-2023.1: Land Use Bylaw and Official Community Plan Amendment

Location: Descanso Bay Ferry Terminal (PID: 025-798-090 and 025-798-103).

This application proposes to amend both the Official Community Plan and Land Use Bylaw to enable future marine and upland improvements to the ferry terminal, which includes expansion into the Descanso Bay marine area for a widened vehicle holding area, improved sidewalk accessibility and safety, dedicated pick-up and drop-off areas, an updated parking area and a new waiting room/washroom building.

GBRZ20240091: Land Use Bylaw and Official Community Plan Amendment

Location: 793 Lockinvar Lane (PID: 002-623-463)

Mid Island Consumer Services Cooperative (CO-OP) is applying for a zoning amendment to add ‘Propane Storage’ as a principal permitted use within the Institutional 2 (IN2) zone under the Gabriola Island Land Use Bylaw No. 177, 1999 for 793 Lockinvar Lane. The application materials describe that increased demand and logistical constraints including unexpected ferry service disruptions, have resulted in the need for additional storage in order to provide adequate supply (an additional weeks’ worth) to Island customers.
